A. Titled Property: Only 7% of Costa Rica’s beachfront is title, which makes it very special to own, and will nearly guarantee prices will rise in the future.
This is fee-simple ownership, just like in the US or Canada. You own it completely. Almost all properties offered by CR Beach in Jaco, Playa Hermosa, and Los Sueños are fully titled.
Concession Property: This typically applies to the first 200 meters of the Maritime Terrestrial Zone (beachfront). A concession is essentially a long-term lease from the government (usually 20 years with renewal rights). Jeff Fisher emphasizes that you fully understand the risks in purchasing Concession land, as exhibited by your meeting with an Attorney, that specializes in navigating these specific property types, and by your signature that you fully understand the risks.
Q. Do I need to be in Costa Rica to buy a property?
A. No. While we always love to show you properties in person, the entire transaction can be handled remotely. Closing documents can be signed via a Power of Attorney (POA) granted to your trusted local legal representative or handled through a Costa Rican consulate in your home country.
